[郑州] 购房贴.东区与惠济区怎么选?

孩子过两年要上小学了,打算买套学区房.媳妇工作稳定,所以基于她通勤看的房子.看上了东区 20 年房龄的龙腾盛世(聚源路小学+96 中)与惠济区次新小区正弘澜庭叙(四中实验 9 年一贯). 学校应该差不多,两个小区距离老婆公司通勤也基本一样.龙腾盛世的位置与生活配套更好些,周围有医院图书馆公园,离 cbd 就一站路. 价格也更高,龙腾盛世要 300 万,惠济澜庭叙 200 万.房贷每个月差距 4000 元左右.买压力更小一些的澜庭叙还是位置更好的龙腾盛世呢?
